Zoning Reports
A zoning report contains a review of legal information about the property in question. It is a key part of the due diligence process that is oftentimes required by lenders to secure financing as a potential buyer. ALTA Survey USA, Inc. can prepare a Zoning Report to determine:
- what the permitted uses of a property are;
- what is the zoning code;
- what the occupancy density (if any) is;
- if there are variances or conditional uses;
- information on administrative appeal and rezoning;
- lot size;
- setbacks;
- building height;
- parking requirements;
- minimum yard setback requirements;
- implications of any non-conformities;
- and rebuilding thresholds, among other zoning information.
If a property is rebuilt or developed and does not comply with the current zoning code, it may have to be rebuilt again resulting in a costly ordeal for the owner. To ensure that all actions taken on a property are in compliance with the zoning code, ALTA Survey USA’s team of legal professionals personally visits the property and/or city offices in person.
