What is an ALTA/ACSM Land Title Survey?
An ALTA/ACSM Land Title Survey (commonly known as an “ALTA Survey”) is a comprehensive boundary survey of a property that is being bought, developed, or for which financing is being sought. The survey will verify the property’s legal description, depict any possible easements and encroachments on the property. This evaluation is required by lenders for financing and by title insurance companies for insurance purposes.
What does ALTA/ACSM stand for?
ALTA stands for “American Land Title Association”. ACSM stands for “American Congress on Surveying and Mapping”.

These trade/professional associations set the standards for survey requirements to protect buyers, lenders and title insurers. These standards are periodically reviewed and updated; the latest set introduced in 2011 and is commonly referred to as the “2011 ALTA Standards”.

Why do I need an ALTA/ACSM Land Title Survey?
Lenders and title insurance companies require an up-to-date survey (usually no older than six months) when providing financing or issuing a title insurance policy. This protects the buyer from any potential litigation because of property boundary disputes, title problems, zoning non-compliance, and other property-related disputes that may arise.
What type of properties are ALTA Surveys used for?
Lenders most often require an ALTA survey when a property is being transferred, refinanced, or subdivided, or when new construction is being planned. Generally an ALTA Survey should be performed for any commercial real estate transaction in much the same way as home inspections are recommended for residential transactions.
What are the Minimum Standard Detail Requirements for ALTA/ACSM Land Title Surveys (ALTA Survey Standards)?
The minimum survey standards are set jointly by ALTA and ACSM. The requirements themselves are detailed in the 2011 ALTA/ACSM Minimum Standard Detail Requirements and can be found at www.altasurveyusa.com/standard . Surveyors are required to follow these standards, which ensure each survey is accurate, complete, uniform and of professional quality. ALTA Survey Standards are supplemented by the “ALTA/ACSM Table A Optional Survey Responsibilities and Specifications”.
What is ALTA Survey Table A?
Table A contains Optional Survey Responsibilities and Specifications, which supplement the 2011 Minimum Standard Detail Requirements for ALTA/ACSM Land Title Surveys. Table A includes 21 optional items that the surveyor can be asked to depict on the survey – some are simple and won’t typically involve extra time or cost (such as Item 2 – property address, and Item 3 - flood zone classification), while others may involve substantial time and additional charges (such as Item 1 - placing of monuments at boundary corners, Item 5 – vertical relief with contour intervals, and Item 11(b) – evidence of utilities obtained from utility companies).
